DEED OF
TRUST RECODING DATA: The Deed of Trust under which this sale
is to be conducted was recorded August 20, 2007, as Instrument
Number 89695, Records of Fergus County, Montana.
DEFAULT:
The default for which this foreclosure sale is made consists
of the failure by the GRANTOR, or any other person, to pay two
(2) monthly installments due in February 2008, and March 2008,
on the Promissory Note for which the Trust Indenture was given
as security, in the monthly amount of $743.75, together with
accrued interest, costs and other advancements paid in protection
of said Trust Indenture interest. The Grantor is also, in default
for failure to provide proof of insurance coverage to Beneficiary.
SUMS OWING:
A. The
principal amount of $59,500.00, with accruing interest as of
April 9, 2008, in the amount of $2,435.58, which obligation
is secured by the Deed of Trust. Interest continued to accrue
in the daily amount of $24.45.
B. Late
fees in the amount of $148.76, and all late fees incurred hereafter.
C. Proof
of current homeowners insurance.
D. REIMBURSEMENT
OF BENEFICIARIES COSTS INCURRED FOR FORECLOSURE TITLE
REPORT: $404.00.
PLUS BENEFICIARYS REASONABLE COSTS incurred for filing
and recording fees, Trustee and Attorneys fees, expenditures
for preservation of its security, up to and including the notice
period prior to sale with interest.
ELECTION
TO SELL: The Beneficiary has elected and have directed in writing
